Step-by-step
Buying a home in Madinah is straightforward when you follow the process in order and confirm the important points before money changes hands. This guide walks through the steps as they apply to a new-build apartment.
1. Confirm that you can buy
Madinah applies its own rules on who may own property, and they depend on nationality and residency. Saudi citizens buy freely; for others the route may differ. This is the first conversation to have with a developer — a reputable sales team will explain the option that applies to you before anything else.
2. Choose your location and building
Decide how you will use the property — a family home, a base for visits, an investment, or a mix — because that determines the right location and size. Walking access to the Haram matters most for owners who visit often; families weigh schools, shops and quiet streets; investors look at rental demand and management. Visit if you can: Madinah’s districts differ greatly street by street.
3. Request the brochure and price list
Ask for floor plans, apartment types, the payment schedule and current availability. Compare like with like: area, en-suite bedrooms, building services and the walk to the Haram. Check the project’s regulatory registration (REGA licence, Wafi registration for off-plan sales).
4. Reserve
Reservation is made by signing the reservation agreement and paying the down payment — 15% at Al Madinah House. Read the agreement in full: unit details, payment dates, completion timeline, where payments are made and to whom, and after-sales arrangements.
5. Pay the instalments
Instalments follow the agreed schedule — 22 equal monthly payments at Al Madinah House, with a final 15% due on possession. Keep every receipt and ensure payments go to the project’s designated account.
6. Handover and registration
At completion you inspect the apartment, settle any final balance, and the unit is registered in your name through the official real estate registration system. Arrange management or letting if you will not occupy it year-round.
