Buyer’s guide
Al Madinah Al Munawwarah is one of the most sought-after residential markets in Saudi Arabia. Demand comes from three directions at once: families who want to live close to Al-Masjid an-Nabawi, Saudi and international buyers who want a home for regular Umrah visits, and investors serving the year-round flow of pilgrims. This guide explains how to approach buying an apartment in Madinah and what separates a good purchase from a risky one.
Where people buy in Madinah
Proximity to the Prophet’s Mosque sets the hierarchy. The central district around the Haram is dominated by hotels and serviced towers; residential apartments for private ownership are more commonly found on the corridors leading out from the centre — Quba Road and the Darb Al-Sunnah route to Masjid Quba, King Fahd Road, and the established neighbourhoods of Al Iskan, Bani Khidrah and Al Mughaisilah. The closer a building is to the Haram on foot, the stronger its demand for both living and letting.
New-build (off-plan) versus resale
Most apartments offered by developers in Madinah are sold off-plan or during construction. The advantages are a structured payment plan, a new building, and choice of unit; the trade-off is that you buy from drawings and rely on the developer’s delivery. Resale apartments can be occupied immediately but are typically older stock with cash or mortgage payment. For off-plan purchases, the Saudi Wafi programme regulates how developers may sell and how buyer payments are protected — always ask whether a project is Wafi-registered.
What to check before you reserve
- The developer’s licence and the project’s regulatory registration (REGA and Wafi)
- The exact unit area, layout and floor — and whether every bedroom is en-suite
- The payment schedule: how much on booking, how many instalments, and what happens at handover
- Building services: lift, reception, security, parking and maintenance arrangements
- Walking distance and route to the Haram, not just the straight-line distance
- Rental potential if you will not occupy the apartment year-round
How the purchase works
A typical off-plan purchase in Madinah runs in four steps: request the developer’s brochure and price list; choose an apartment and, if you are in the city, visit the site; reserve by signing the reservation agreement and paying the booking amount; then pay the balance over the agreed instalments until handover. At Al Madinah House the down payment is 15% on signing, with 70% over 22 equal monthly instalments and the final 15% on possession.
Who can buy
Ownership rules in Madinah differ from other Saudi cities and depend on nationality and residency status. Rather than rely on general summaries online, ask the developer to explain the ownership route that applies to you before you pay anything — our sales team does this as a standard first step.
